Cllr Mann proposed that whilst aware that this site is eligible for redevelopment would recommend refusal of this application, due to the bulk, height, location (on site), and architectural details the application is considered inappropriate in this location, and would be incongruous and overdominant when approaching the edge of the village from Beverley in a south-westerly direction, and it would be particularly visually prominent to the detriment of the street scene; it would also give an undue sense of enclosure to the users of the long distance footpath (The Wolds Way), and would also dominate the adjacent property at No. 89 Beverley Road, thereby having an adverse effect on their residential amenity, seconded Cllr Mrs Barnett, All in favour.
